When we talk about added value, we’re talking about maintenance and beautifying your house for more appeal. The way your house looks from the curb can add wealth to its value and reduce the time to sell.
Which tasks should you focus on? Here are a few examples to add to your work list.
First things, first. REALTORS® say washing your house can add $10,000-$15,000 to the sale price. You’ll want to have on hand a bucket of soapy water and a long-handled soft brush to remove the dust and dirt from stucco, brick, vinyl and wood siding. Power washing your flagstone walkways can bring out the true color.
Washing all your windows on the inside and out will give your house a nice shine. Be sure to hose down your garage door and downspouts too. With the help of family members and/or a friend, you can save hundreds of dollars that a professional cleaning crew would charge.
Your realtor or appraiser will tell you an exterior paint job is recommended. Buyers will know immediately and appraisers will value it. Re-painting can be rather expensive, so your best bet is to match the paint you already have, and resist going with a different color. Appraisers will mark down the value of your home when a home is painted a outrageous color.

A well taken care lawn will boost the curb appeal of any home. Trim thick bushes, or replace with leafy plants and colorful annuals. Add brown bark mulch to bushes and trees to give a rich feel to your yard. Include a nice edging to garden beds, cover bare spots with sod, and nurture your lawn with water and lawn food.
Adding more color to the exterior will attract a buyer. Plant your tulips in the fall that will bloom in the spring. Create a flower bed near your mail box, place a colorful chair on your front porch or paint your front door a different color. Think about adding some decorative house numbers or an upscale mailbox. If a new mailbox is not in order, give it a facelift with a new coat of paint.
